Project Trade Cost Breakdown

The GC needs to submit to the owner a project cost breakdown by trade for his approval, in accordance with the contract requirements, prior to any submission of the first requisition for payment. This breakdown of the project cost by trade, along with the CM/GC's fees, general conditions, insurance, and bonds is often referred to as a schedule of values. The schedule of values is usually a breakdown of the various trades and their components of the project. Each trade is broken down first, and then the major components within each trade are further broken down into the major components of work, equipment, and systems. In the absence of any special contractual schedule of values breakdown, it is customary to provide the cost breakdown by the work as it appears in the specifications and the Construction Specification Institute (CSI) codes (see Chapter 17 for CSI details) for the project. This process allows the CM/GC, owner, architect, and engineer to agree on the breakdown of the contract overall value, so that when the monthly requisition walkthrough occurs, the only thing that the team has to agree on is the percentage of each line item completed. Be sure to include in the schedule of values a cost for mobilization, set up, and commencement of operations to allow the CM/GC to be paid for these costs at the beginning of the project, rather than prorated with the cost of the balance of the work. Exhibit 20-6 shows a typical project cost breakdown for the HVAC trade.
